We are the Members of the "Namrata Magic" Building, which is Located in Pimple Saudagar, Pune Maharashtra. We all purchased our Flats in the Building.

Today, the Site http://www.namratagroup.com/ is not working since 04th October,2009.
Yesterday on 4th of October, we had a Meeting with Sailesh Shah, Director of Namrata Group and Raj Shah Manager /Director of the Namrata Magic Site.

The meeting was in regards to the Late Possession and Ongoing issues on the Site.
As the Namrata Magic site, is a huge Plot of Land which the Builder had Promised that the Site would be divided in:
1) Building A & B, both of 11 storey
2) Garden
3) Club house with various Amenities in it.
4) Swimming Pool
5) Cricket Groups, Badminton ground, and Volleyball ground.
6) Open Parking in the same premises.
7) Various other Amenities as per the Prospectus.
Issues Revealed last week as on 2nd October, 2009.
1) Part of the Site Land is not being owned by Builder. A Farmer is carrying the Ownership of the same and he put fenses in the same part.
2) The Construction is already delayed due to some or other Permissions.
3) The Builder had Promised Possession by October 2009.
4) The Builder also has Promised a Road to the Local Residents from the middle of the Society.
5) He has Taken 1 Lakh for providing Open Parking with Shed from all members who want Open Parking.
6) The Construction for the Site was suppose to be 11 storey, whereas the Builder has Submitted Documents to the PCMC for 11th and 12th Floor.
7) Permissions for the Drainage System & Water Permissions have not been received by him from the PCMC Corporation.
8) Tiles Provided in the Kitchen are not from Original "Kajaria".
9) Since the Permission of 11th Floor is still awaited and he has also applied for the 12th Floor which is also awaited, whcih means that the Lift and Terrace and with Water Tank would not be made unless 11th and 12th Floor is received and their construction is not over.
10) There is no Swimming Pool, its going to be a Baby pool.
11) The Plot is also further divided with Commercial cum Residential Space...
12) Lift would be of "Johnson"
The Above issues, the Builder never revealed to the Purchasers.
All the Owners of the Flats of the Same Building were gathered to have a Meeting with Sailesh Shah, Director of Namrata Group and Raj Shah Manager /Director of the Namrata Magic Site.
1) Mr. Sailesh Shah, made us understand that the Delay in Possession is due to the Permission's from PCMC getting delayed.
2) He also Promises that the Possession would be delayed by 6 months and would be provided 100% by March,2010.
Which is not acceptable by Flat owners as that is a huge Loss for the Owners and the Builder is not ready for Compensation as well...
3) Mr. Sailesh Shah accepts that he has provided Permission for using Road from the Society Land to the 3 families of the locals.
The same is not acceptable by the Flat owners of the Building as the same would be a nuisance and would hurt the Privacy of Flat owners. socondary the Locals would have permissions to Drive and use Society Land.
4) Mr. Shah accepts that the Tiles are of Kajaria, but says that he woudl not reveal that what Grade are they of ...
5) He is ready to Provide Possession to the Owners of Flats till 7th Floor, however since there is no Lift it is going to be difficult and Lift woudl be available only in the Final possession stage.
- Since there is not Lift, No Water, No Electricity is available Members woudl not agree..
6) The Disputed Land is under of a Farmer, who is not ready to go off land, however, he assures that the same would not disrupt the Building Construction activities.
7) The Disputed land if later is achived, the same would be used for Construction of Commercial / Residential place of 3-4 storeys.
- Which is not acceptable as the same was never revealed to the Flat owners and secondly, the people staying till 4th Floor would not have a Aeriel view. Secondary, the Space for Constrution of Commercial Place would nearly take away Huge Part of Society Land, leaving no space for Garden and Open Parking.
8) After Checking the Left over Ground space, came to know that there is no Space for Parking Left for all Flat owners.
Infact, Builder did not provided us with the Specifications of the Commercial Building, neither the Specifications of Parking Space, neither any Amenities.
Seems we are being cheated...
However, a Legal Advise is being taken on the same.

I completely agree with what is posted here in the blog. We have another meeting with Builder coming sunday 11th Oct. Let's see what builder has to say. At this moment we are just hoping that builder will provide some solution to our issue which will create WIN - WIN situation.

ReplyDeleteI came across your blog while browsing through to find reputation of Namrata Group. Please let me know if you were you able to resolve all your issues?
None of these above mentioned issues are resolved.
ReplyDeleteThe entire land remains vacant and the builder is yet to provide us all the promised amenities.
